Common Water Heater Problems We Repair

Most Las Vegas water heater issues fall into a handful of common failures. No hot water or only lukewarm water usually points to a failed heating element, bad thermostat, broken gas valve, or sediment buildup from our region's hard water. A pilot light that won't stay lit typically means a faulty thermocouple, dirty burner, or a gas supply issue. Water pooling at the base of the tank is often a failed pressure relief valve, a loose drain valve, or — in the worst case — a cracked tank that requires replacement. A rotten egg smell means the anode rod has reacted with the water and needs replacement. Loud popping or rumbling is sediment burning off the bottom of the tank. We diagnose all of it in one visit.

If you have no hot water, a leaking tank, a pilot light that won't stay lit, or any other water heater issue, water heater repair from Royalty Plumbing gets it fixed today. Contact us for same-day service and upfront flat-rate pricing.

💡 Las Vegas Homeowner Tip: Las Vegas hard water is one of the toughest environments on water heaters in the country — sediment buildup, anode rod corrosion, and scale inside tankless heat exchangers are the reasons most units fail years before their rated lifespan. Proper diagnosis and repair by a plumber who understands Nevada water conditions can add years to a heater's life.

What Does Water Heater Repair Cost in Las Vegas?

Before anything else, here is the most important thing to know about how Royalty Plumbing handles water heater repairs, because it is different from most plumbers and it is worth understanding upfront.

Diagnostic Fee $125

For units we installed that are still under manufacturer warranty, the cost to come out and diagnose the problem is $125.

This fee covers our technician's time to assess the unit, identify the failed component, verify warranty coverage, and determine the correct repair path. It is a flat fee charged at the time of the visit.

Note: The $125 diagnostic fee is waived for customers whose unit was a new install through Royalty Plumbing. If you are unsure whether your unit qualifies, call or text us at (702) 908-0953 with your name and installation details and we'll confirm before scheduling.

What to Know Before You Book

We believe in telling you everything upfront. Here is what every customer should understand before scheduling a repair.

Part replacement does not guarantee the unit will fire. Replacing the burner assembly, thermocouple, or related components resolves the identified failure. However, Royalty Plumbing cannot guarantee that the water heater will fire successfully after part replacement, or that the pilot will hold indefinitely after service. Water heaters are mechanical systems with multiple components; a repair addresses the diagnosed failure, not every potential future issue. The owner is responsible for payment in full regardless of outcome after the repair is performed.

If the repaired part fails and you choose replacement: Should a replaced part fail after service and you decide to move forward with a full tank replacement, your $125 diagnostic fee will be credited toward a new tank installation, not toward a warranty replacement. This credit applies to new installs only.

Other factors may affect your repair cost. Burner assembly issues are the most common repair we handle, but water heater problems are not always limited to a single component. If your situation involves additional factors beyond what is listed above, call us at (702) 908-0953 for an accurate estimate before scheduling.

"The bathroom sink started to leak underneath. I tried everything that I know how to do to fix it, to no avail. I called Royalty Plumbing and they were able to have technician here the next day. It was a simple fix but unless you have that knowledge, you just wouldn’t know how to do it. The price was good, and the service man was friendly and quick! No mess left behind! This sink was installed about a year ago by another “plumber,” who didn’t do a very good job."

Frequently Asked Questions About Water Heater Repair in Las Vegas

Expert answers to help you make informed decisions

Water heater repair pricing depends on the problem, parts needed, and whether the unit is gas, electric, or tankless. Royalty Plumbing provides flat-rate upfront pricing after diagnosis, and the diagnostic fee is waived when you approve the repair. Simple fixes like thermocouples and heating elements cost less than complex gas valve or control board replacements.
Most water heater repairs in Las Vegas take one to three hours once the problem is diagnosed. Simple fixes like replacing a thermocouple, heating element, or pressure relief valve are often completed the same visit. Tankless repairs involving internal components or control boards can take longer if specific parts must be ordered.
Water heater leaks are usually caused by a failed pressure relief valve, a loose drain valve, corroded water connections, or a cracked tank. Pressure relief valve and drain valve leaks are repairable. A leak coming from the bottom of the tank itself typically means the tank is cracked and the unit needs replacement rather than repair.
A pilot light that won't stay lit is most often caused by a faulty thermocouple, a dirty pilot tube or burner, a draft near the heater, or a gas supply problem. A licensed plumber can diagnose the exact cause in under 30 minutes and replace the thermocouple or clean the burner assembly during the same visit.
No hot water in an electric heater usually means a failed heating element or thermostat. In a gas heater, the pilot light may be out, the thermocouple failed, or the gas control valve stopped working. In a tankless unit, it is often an ignition failure, flame rod issue, or a clogged inlet filter. Royalty Plumbing diagnoses and repairs all of these.
Lukewarm water is commonly caused by a partially failed heating element, a thermostat set too low, a dip tube failure, heavy sediment buildup in the tank, or scale inside a tankless heat exchanger. Any of these reduce the heater's ability to deliver water at the set temperature.
A rotten egg smell in hot water is caused by sulfur bacteria reacting with the water heater's anode rod. The fix is replacing the standard magnesium anode rod with an aluminum-zinc rod and flushing the tank. Royalty Plumbing handles this repair in under an hour.
Water heaters 8 to 12 years old that need a major repair — cracked tank, gas valve, or control board — are usually better replaced. Smaller repairs on younger units are almost always worth it. Royalty Plumbing gives honest repair-versus-replace guidance based on the unit's age, condition, and cost of the repair.
Yes. Royalty Plumbing repairs tankless water heaters from all major brands, specializing in Navien. Common tankless repairs include error code diagnosis, heat exchanger descaling, flame rod cleaning, ignition component replacement, and venting issues. Las Vegas hard water makes annual flushing and scale removal especially important for tankless longevity.
Yes, in most cases. Royalty Plumbing stocks common repair parts on our service trucks and offers same-day water heater repair across the Las Vegas Valley when scheduling allows. Repairs requiring specialty parts may take an additional day for parts to arrive.
Royalty Plumbing repairs every major water heater brand sold in Las Vegas, including Rheem, Bradford White, A.O. Smith, State, Rinnai, Navien, Noritz, Bosch, Kenmore, and Whirlpool. We service gas, propane, electric, tank, and tankless models.
Water heaters in Las Vegas should be flushed and inspected once a year because of our hard water. Tankless units benefit from annual descaling to remove scale from the heat exchanger. Anode rods should be inspected every two to three years and replaced when heavily corroded to extend tank life.
